Wells Fargo announced that effective January 15, 2011, they will accept Federal Housing Administration (FHA) mortgages for borrowers with credit scores as low as 500. For borrowers with credit scores 500-579 a 10 percent downpayment is required and the downpayment may not be a gift or be part of a downpayment assistance program. For borrowers with credit scores 580-599 a 5 percent downpayment is required and the downpayment may not be a gift or be part of a downpayment assistance program. Borrowers with a credit score of 600 or higher are required to have a 3.5 percent downpayment and a gift is acceptable. For all borrowers, seller concessions are limited to 3 percent.

Thank God for condo living! We won’t be breaking out backs trying to shovel out of this mess.

We now have two kids and need to be more frugal than ever.  I’ve been making meals with pantry leftovers and last nights was a hit!

Have some left over ham from the holidays?  What about those half full boxes of pasta in the cabinet?  Got some cream of whatever soup in your pantry?  Throw it together and voila! Creamy, delicious, winter night comfort food. And fast too!

Here’s what you need:

2 cups Cooked Ham

2 cups Pasta

2 cans cream of whatever soup (I used mushroom but celery would probably be delicious too)

2 cups of milk

1/4 cup grated parmesan

fresh cracked black pepper to taste

Here’s what I did:

Chopped up the left over ham in bite sized pieces (I’m saving the bone for split pea soup- yum!)

Cooked the half full boxes of small shell pasta and eggs noodles

Mixed them together in a casserole dish with two cans of cream of mushroom soup and one can of milk.

Sprinkled the grated parmesan on top

Seasoned with pepper

Baked in a 375 degree oven for 20 minutes until bubbling.

I should’ve gotten a before pic but here is this morning’s after.  My husband had a bowl for breakfast!

There were 206 single family homes sold in Franklin, MA in 2010 with an average sales price of $399,925 and an average on market time of 102 days.

Compared to 2009  where there were 265 single family homes sold with an average sales price of $418,455 and an average on market time of 113 days.

This is a 5% decrease in sales price and 10% decrease in time on the market year over year.  The Franklin, MA real estate market slowed down a little in 2010.  Let’s hope it picks back up in 2011!
